Getting your deposit back in Plymouth

Cleaning is the single most common reason deposits are reduced in the UK, and it is also the easiest one to avoid. The problem is rarely effort. It is that inspections are done against an inventory and check-in report, and they look at things most people never clean: the oven door glass, the inside of the extractor filter, the top of door frames, the window tracks, the seal around the washing machine drawer.

We clean to that standard instead of to a domestic one. Our checklist is built from what agents and landlords across Plymouth write up in their reports, and we work it room by room with the property empty so nothing is missed behind boxes.

If your agent or landlord does come back with a cleaning item on the report, tell us within 48 hours of the inspection and we return to deal with it at no cost. That guarantee is the reason most of our end of tenancy work now comes from tenants whose friends used us, and from landlords who stopped chasing re-cleans.

Tenants: what the inspection checks

Inspections are comparisons, not opinions. The agent holds a check-in report with photographs and compares the property against it. That is why "it looks clean" is not the test. The test is whether it matches how it was handed over, allowing for fair wear and tear.

The items that most often appear on Plymouth check-out reports are, in rough order: the oven and grill pan, limescale in the bathroom, the extractor filter, window tracks and frames, the inside of kitchen cupboards, marks on paintwork around switches and door handles, and carpets. Every one of those is on our standard checklist.

One thing worth knowing: your landlord cannot require you to use a professional cleaning company. A tenancy clause demanding a paid clean is not enforceable in itself. What they can do is require the property to be returned in the same condition of cleanliness as it was given. In practice, for most people, a professional clean is the cheapest way to meet that standard, especially with a receipt to show.

Landlords and letting agents

If you manage property in Plymouth, what you need from a cleaning company is not a low headline price. It is predictability between tenancies. We work directly with landlords and agents on empty-property turnarounds: we collect keys, work to your inventory, send photographs when the clean is signed off, and invoice monthly rather than job by job.

Because voids cost more than cleans, we prioritise turnaround dates. Give us the check-out and check-in dates and we will fit the clean in between, including weekends where needed. For HMOs and student properties around Mutley and Peverell we can clean a full house of rooms in a single day with a team.

Student end of tenancy cleans in Plymouth

The student calendar makes late June and early July the busiest fortnight in our year, and houses let to students are generally the heaviest end of tenancy work we do. If you are a group sharing a house near the university, the practical approach is to book one clean for the whole property and split the cost between you. It is far cheaper per person than each room being cleaned separately, and the inspection is on the whole house anyway.

Book early for those weeks. By mid-June most of the good slots around Mutley, Stoke and the city centre are gone, and a clean on the morning of your check-out is a risk you do not want.

End of tenancy cleaning prices in Plymouth

End of tenancy cleans are fixed price by property size, for an empty and unfurnished-or-part-furnished property. The ranges below reflect what this work costs in the South West in 2026, outside London pricing.

Frequently asked questions

As a guide, a one-bed flat in Plymouth typically runs from around £140 to £180, a two-bed from around £180 to £250 and a three-bed house from around £240 to £330, with carpet cleaning usually an extra £30 to £45 per room. Those are genuine South West ranges , not a teaser price; condition and whether the property is empty both affect the final figure, which we fix before we start.

Cleaning is the most common reason deposits get reduced, so a professional clean removes the biggest single risk. But no cleaner can affect damage, decoration, missing items or unpaid rent. What we guarantee is the cleaning standard: if your agent or landlord flags a cleaning item within 48 hours of the inspection, we return and put it right free of charge.

No. A clause that demands you pay for a professional clean is not enforceable on its own. What is enforceable is a requirement to return the property in the same state of cleanliness it was in at check-in, allowing for fair wear and tear. Most tenants find a professional clean with a receipt is the cheapest and least stressful way to prove they met that standard.

Ideally yes. Cleaning around furniture and boxes means we cannot reach the places inspectors look, and it is the main reason an end of tenancy clean fails. If some furniture is staying because the let is part-furnished, that is fine. Just tell us at the quote stage so we price the right job.

Carpets are vacuumed thoroughly as standard. Machine carpet cleaning is a separate add-on, because it needs hot-water extraction equipment and drying time. Check your inventory. Many Plymouth tenancies state carpets were professionally cleaned at check-in, in which case the same is expected at check-out, and we would recommend adding it.

Outside the student changeover weeks we can usually offer something within a few days, including weekends. Late June and early July are our busiest period across Plymouth, so for those dates book two to three weeks ahead if you can.

Yes. We handle empty-property turnarounds for landlords and agents across the city, including key collection, working to your inventory, photographs on sign-off and monthly invoicing instead of job-by-job payment.
